How long does the whole process take, from choosing a property to signing the contract?

It depends on the specific property and country — for completed projects it's usually a matter of weeks, for properties under construction it takes longer because of the payment schedule. You'll always get a realistic estimate for the specific listing you're interested in.

What's the tax on selling property in Georgia?

The standard income tax rate on a sale is 20% of net profit (the difference between the sale and purchase price), for both residents and non-residents. If you've owned a residential property for more than 2 years, you're exempt from this tax.

Do I pay you anything for the referral?

The price shown on a listing is final for you as the buyer — regardless of whether the commission is added on top or paid by the developer. This holds in most cases, unless a specific listing states otherwise or only shows a price per m².

What should I avoid when investing in property in Georgia?

In our experience, it's worth avoiding older buildings aimed at short-term rental, projects with an extremely low price per m², large complexes where construction will keep going for many years, and locations with no real rental demand. These factors often lead to lower occupancy and weaker returns.

Do I have to travel in person to buy, or can it be done remotely?

Most steps (choosing, reserving, and even signing) can be handled remotely through a power of attorney. We do always recommend an in-person viewing, ideally before signing — we're happy to plan one with you.
