Some banks in Albania and Georgia offer mortgages to foreign clients too, but the terms (interest rate, LTV, required documentation) vary from project to project and bank to bank.
Financing in the Czech Republic
An alternative is to finance the purchase through a Czech loan — either a purpose-tied one or a consumer loan — and buy the property abroad outright with your own or borrowed funds. This route tends to be administratively simpler, since you're dealing with a bank you already know and have a history with.
What to prepare for
- Documentation in English — foreign developers and banks usually require documents in English, sometimes with an official translation.
- Currency risk — if you repay a loan in Czech crowns while the property is priced in euros, factor in the exchange-rate effect on your real costs.
- Timing — approving financing takes weeks, not days. Plan for that before reserving a property.
